Standard Scope for Vacant Units – White over White, Smooth Wall (Flat Rate)
- What is included
One coat primer + one coat paint: application to walls, ceilings, and all trims (frames, doors, baseboards). All standard white finishes (walls: eggshell/Satin, ceilings: flat, trims: semi-gloss).
Minor patching (nail holes): filling and sanding of small nail/screw holes (limit 10 per wall). basic filling for wall-mounted TVs/fixtures.
Prep work & clean up: basic dusting, protection of floors/fixtures, and removal of all painting debris (tape, plastic, cans). move-in ready finish.
- What is NOT included (extra fees apply)
Color changes: this service includes ONLY White over White. Any other color requires more painting (time, paint, etc) and will be quoted separately.
Major drywall/Structural damage: holes or repairs larger than 2 inches (5 cm), severe cracks, water damage, mold, or mildew repair.
Texture/wallpaper removal: stripping popcorn ceilings, wallpaper, or adhesive residue.
Unit contents: service requires a completely VACANT unit. we do not move or cover furniture/belongings.
